Completed $420m in real estate lease financing transactions for the Cleveland Clinic. These projects encompassed an administrative center, parking garage and communications command center, all done under a Ground Lease/ Operating Lease format with a NHREFCO ownership entity.
USC $38 MILLION CAMPUS ADDITION LEASE FINANCING
USC $38 MILLION CAMPUS ADDITION LEASE FINANCINGProject Type- Build to Suit Health Services Campus
Completed a $38,000,000 build-to-suit lease transaction on the USC Health Sciences campus. The project encompassed a 130,000 s.f. administrative office building and fitness/rehabilitation center leased by USC for a 20 year term. Cost of project debt financing was 3.86%.

NATIONAL JEWISH HEALTH $71 MILLION LEASE FINANCINGProject Type- Build to Suit Center for Outpatient Health
The project, compromised of 104,350 sq.feet of research and clinical space on five stories, has an attached 5-story parking structure and is connected to the existing NJH campus by a 2nd floor pedestrian bridge. The project enjoys an exemption from property taxes and sales taxes on construction materials and is scheduled for completion in October, 2021. In order to accommodate NJH’s requirements, the transaction was structured as an “installment sale” from NHREFCO to NJH, with NJH receiving ownership of the project free and clear at the end of the lease term.
